The Western Cape is continuing to strengthen its position as a digital infrastructure hub, with major data centre developments in the pipeline. The proposed hyperscale data centres at King Air Industria near Cape Town International Airport provide a compelling indication of Cape Town’s future as an African data centre hub.

The Western Cape is continuing to strengthen its position as a digital infrastructure hub, with major data centre developments in the pipeline. The proposed hyperscale data centres at King Air Industria near Cape Town International Airport provide a compelling indication of Cape Town’s future as an African data centre hub.

For the commercial and industrial property market, developments of this nature raise an important question. As data centres become an increasingly important part of the region’s infrastructure landscape, could they also influence demand for surrounding industrial land, warehouses and commercial space? At the same time, their substantial requirements place existing infrastructure under increased pressure. 3Cube Property Solutions examines Cape Town’s proposed data centres and their impact on the city and its property market.

Increasing demand for data centres

Demand for data centres is being driven by the rapid growth of cloud computing, artificial intelligence (AI), digital services and other data-intensive technologies. The rapid development and adoption of AI is particularly significant, as training and running increasingly sophisticated AI models requires substantial computing power and data storage capacity.

At the same time, businesses across industries are moving more of their operations and services online, while the continued growth of streaming, e-commerce and connected devices is adding to overall data consumption. Together, these trends are increasing demand for secure, reliable and high-capacity digital infrastructure, creating opportunities for data centre operators and increasing demand for strategically located sites with access to reliable power, fibre connectivity and other supporting infrastructure.

Growing investment in Western Cape data centres

The proposed King Air Industria development is not an isolated investment in the Western Cape. The region is attracting interest from other major data centre developers, including the Cavaleros Group and its Cosmas Data Cities development.

This broader investment activity highlights the growing appeal of the Western Cape as a location for large-scale digital infrastructure and reinforces the potential for data centres to become an increasingly important part of the region’s commercial and industrial property landscape. Together, these developments point to a growing need for strategically located land with access to the power, connectivity and infrastructure required to support the next generation of data centres.

King Air Industria highlights Cape Town’s growing data centre appeal

The proposed hyperscale data centres at King Air Industria highlight Cape Town’s growing appeal as a location for large-scale data infrastructure. For data centre operators, location is about more than available land. Reliable power, fibre connectivity, transport access and the ability to develop large-scale facilities are all important considerations. Cape Town’s established technology sector and growing demand for digital services add to its appeal.

The site specifically earmarked for the new data centres is particularly appealing because of its proximity to Cape Town International Airport and major transport routes. The wider King Air Industria precinct is designed to accommodate a range of industrial, logistics and data centre facilities, making it well positioned to support the infrastructure demands of a growing digital economy.

Following the Tribunal’s approval of the controversial land-use application, Sydney Holden, chair of the Cape Town Municipal Planning Tribunal, pointed out that the data centre would cement the city’s reputation as a “global, competitive and innovation-driven hub”. He also emphasised that the development would create downstream employment and contribute to improved digital infrastructure serving a variety of industries.

Could data centres increase demand for surrounding commercial and industrial property?

Data centres are highly specialised developments, but their presence has wider implications for the surrounding commercial and industrial property market. Large facilities of this nature require a range of supporting services, from security, maintenance and technical contractors to electrical, engineering and logistics providers. This could create additional demand for industrial units, warehouses and commercial premises in nearby areas as businesses seek to operate close to these facilities. Added to this is the fact that temporary storage, logistics and contractor space will be required during the construction phase. In short, data centres have the potential to strengthen the appeal of well-positioned industrial precincts in and around Airport Industria.

Infrastructure challenges that cannot be ignored

The proposed data centres have also raised concerns about the significant demands they could place on Cape Town’s existing infrastructure. Journalist Steve Kretzmann, writing for GroundUp, highlighted these concerns when reporting on the initial approval of the development, describing the proposal as two “massive water-hungry and energy-hungry data centres”.

One of the key concerns is water consumption. Kretzmann points out that the land-use, subdivision and consolidation application submitted by King David Country Club in support of the development does not specify the volume of water the proposed data centres would require. This is particularly significant given Cape Town’s history of water shortages and ongoing pressure on its water resources.

Energy consumption is another major consideration, with the proposed data centres expected to have an electrical demand of about 174MW. To put this into perspective, that is roughly equivalent to the average continuous electricity demand of more than 150 000 Cape Town households, based on an estimated household consumption of 800kWh per month. Opponents have also raised concerns around backup diesel generation, fuel storage, air pollution, noise and potential health impacts. These issues form a significant part of the objections submitted against the application and highlight the broader infrastructure considerations that accompany large-scale data centre developments.

Balancing opportunity with infrastructure demands

The development of large-scale data centres presents both opportunities and challenges for Cape Town’s property market. On the one hand, these facilities can attract investment, support job creation and generate demand for surrounding industrial and commercial space. On the other, their substantial requirements for electricity, water, land and supporting infrastructure mean that their impact needs to be carefully considered. For property owners and investors, the key question is therefore not simply whether data centres will come to Cape Town, but how their growth can be accommodated in a way that supports the wider commercial and industrial property market without placing unsustainable pressure on the city’s infrastructure.

Cape Town’s emerging data centre sector is likely to become an increasingly important part of the Western Cape’s commercial and industrial property landscape. 3Cube Property Solutions has decades of experience helping businesses navigate this landscape and finding tailored solutions for every business in need of commercial, industrial or retail space. Get in touch for more information.

Since Women’s Month shines a spotlight on the achievements of South African women, it’s an ideal opportunity to recognise the growing impact that female entrepreneurs are having on South Africa’s commercial and industrial property market.

As more women establish and expand successful businesses, they are creating demand for offices, retail premises and industrial facilities that support every stage of business growth. This presents opportunities not only for entrepreneurs but also for landlords, developers and commercial property professionals. 3Cube Property Solutions looks at some examples of how women-owned businesses are reshaping demand for commercial property across South Africa.

The rise of women-owned businesses in South Africa

Women-owned businesses are becoming an increasingly important part of South Africa’s economy, contributing to job creation, innovation and the growth of small and medium-sized enterprises (SMEs). Research unveiled by Mastercard in 2025 reveals that 57% of South African women identify as entrepreneurs, surpassing the average in Eastern Europe, the Middle East and Africa by 6%. The report also reveals that 71% of South African women are interested in starting their own businesses. This drive towards self-employment is particularly prevalent among Gen Z women, indicating that the generation of women entering the workforce are choosing to create their own opportunities through entrepreneurship.

Another interesting statistic showcases the importance of side hustles among South African women. These are commonly used as stepping stones to full-time entrepreneurship and 55% of women have a side hustle, according to the research. The motivation behind these extra jobs is threefold: earning more money, gaining financial independence and creating a financial safety net. Diving further into motivation, the research showed that 45% of respondents wanted freedom from traditional employment and 41% believed that their ideas could change lives for the better.

The list of ideas that South African women have brought to life as entrepreneurs includes some truly remarkable examples. From Sarah Collins, who invented an insulated non-electric slow-cooker, to Rapelang Rabana, who founded one of South Africa’s first digital learning companies, the accomplishments are astounding and the possibilities limitless. These successes illustrate how innovative ideas can grow into enterprises that soon require dedicated premises.

How women-led SMEs are driving demand for offices, retail space and industrial units

As more women-owned businesses move beyond the startup phase, many reach a point where dedicated premises become essential. While many begin operating from home, growth often brings the need for more space and better facilities:

Flexible office space: As more women-led SMEs establish themselves, interest in flexible office space continues to grow. These workspaces eliminate the need for expensive long-term leases, helping founders save money and reduce financial risk. They also provide professional meeting spaces, shared amenities and networking opportunities without the high upfront costs of a traditional office.

Well-located retail premises: Women-owned businesses in retail often choose to set up shop in spaces with a high foot traffic. These bring in steady customers, cutting back on marketing costs. Being in a busy, accessible area builds instant trust with shoppers and makes it easy for local families to drop by. With safety being a priority, well-lit, populated locations provide peace of mind during early opening or late closing hours.

Smaller industrial units and warehouses: These properties, especially amongst e-commerce and logistics businesses, have become a sought-after space for women-led SMEs to store inventory and package orders without taking on massive overhead. Their smaller footprint allows founders to start lean and scale up as sales grow, keeping financial risk low.

Scalable premises: Women-led SMEs are also favouring properties that can expand as sales and business needs change. This flexibility eliminates the risk of paying for unused square footage early on while avoiding the cost and disruption of moving to a new address later. Where capital can be a challenge, these properties allow business-minded women to protect their cash flow, scale operations smoothly and focus funds on building their brands.

What these businesses look for when leasing premises

Once a business is ready to buy or lease commercial premises, choosing the right property becomes about far more than simply finding enough space. Right at the top of the wishlist is affordable pricing. For women-led SMEs, keeping upfront deposits and monthly rental overheads manageable ensures cash flow stays under control. This gives them the freedom to set up emergency funds or invest back into business growth.

These businesses are also showing a preference for flexible lease terms, which can lower risk when market conditions change. Location and accessibility are also important, making sure it’s easy for teams, clients, and suppliers to get to the front door. Founders are also focusing on finding premises with room to expand, so they can scale up seamlessly without the headache of moving down the line.

Whether a business is looking for its first office, a retail storefront or a larger warehouse, choosing the right premises can play an important role in long-term success. With a thorough understanding of the needs of growing businesses in Gauteng and the Western Cape, 3Cube Property Solutions is an ideal partner to help you find the right premises for your business. Get in touch today to find commercial, industrial or retail premises that support your business now and into the future.

Located in the heart of Century City, Canal Plaza is set to become one of the precinct’s newest premium office developments, offering uninterrupted views across Intaka Island Nature Reserve. Scheduled to be completed in November 2026, the development will boast excellent accessibility from the N1 and flexible office spaces for businesses of all sizes.

With exciting developments like Canal Plaza continuing to strengthen Century City’s appeal, 3Cube Property Solutions explores the precinct and what has made it one of Cape Town’s most sought-after commercial nodes for businesses looking to establish or expand their presence.

A brief history of Century City

Century City’s success is rooted in a bold vision for a plot of once undeveloped land. In the late 1990s, the site was rezoned from residential to mixed use, and work began on a development that combined office, residential, retail and leisure components to create a self-contained urban environment. While mixed-use precincts already existed internationally, the development represented a bold new approach to urban planning in South Africa.

Although the concept was initially met with scepticism, the arrival of major corporate tenants and the opening of Canal Walk Shopping Centre helped establish Century City as the sought-after business and lifestyle destination that it is today. The list of landmarks that define Century City includes Canal Walk, Intaka Island Nature Reserve and Century City Conference Centre, with Canal Plaza set to join the list of the area’s premium office developments.

Century City’s competitive advantages

Century City’s biggest strength is that it isn’t just an office park. Businesses and their employees benefit from easy access to Canal Walk, restaurants, apartments, MyCiTi public transport and green spaces. This “live, work and play” environment has become increasingly attractive as employers compete to attract and retain talent.

Adding to these advantages offered by the Century City precinct, Canal Plaza will be a P-grade development with a 4-star green rating. Businesses will enjoy various benefits including backup power, high-speed fibre connectivity, zoned air-conditioning and easy access to the N1 and arterial routes.

The future of office space – and how Century City is anticipating future needs

According to Real Estate Investor, Canal Plaza is being developed in response to renewed demand for modern, flexible workspace in well-connected business nodes. In the post-COVID era, where hybrid working has become more prevalent, businesses are prioritising quality over quantity, looking for better office space rather than more office space.

This flight to quality is driving demand for premium buildings in well-connected precincts like Century City. Business priorities include modern amenities, sustainability, reliable infrastructure and attractive workplaces that encourage collaboration and make the office a destination employees value.

Century City’s popularity is partly driven by businesses looking for spaces that naturally accommodate hybrid working strategies. According to Abland Properties Developers director Grant Silverman, as quoted by Engineering News, “Companies are looking for environments that support productivity, talent retention and workplace culture, and Canal Plaza responds to this business need.”

Developments like Canal Plaza are responding to the increasing demand for offices with adaptable floorplates, generous tenant fit-out allowances and employee-focused features. Rather than simply providing a place to work, modern office developments are being designed to foster collaboration, support employee wellbeing and offer the flexibility that businesses need as their requirements evolve.

As developments like Canal Plaza continue to enhance Century City’s commercial offering, the precinct is well positioned to meet the evolving needs of modern businesses. Whether you’re looking to establish a new presence, expand your operations or invest in one of Cape Town’s most sought-after commercial nodes, Century City offers a wealth of opportunities.

Infrastructure investment has long been recognised as a catalyst for economic growth, and Gauteng’s ambitious Gautrain expansion plans are no exception. Backed by a proposed investment of R120 billion, the project will extend the rapid rail network into new communities while strengthening links between the province’s key economic hubs. 3Cube Property Solutions explores the project and its potential to reshape where people work, live and do business in the years ahead.

New stations and routes will unlock emerging business nodes

The proposed Gautrain expansion will significantly extend the network beyond its current footprint, connecting more communities with Gauteng's major economic centres. New routes are planned to serve areas like Soweto, Roodepoort, Fourways, Lanseria, Sunninghill, Samrand and Olievenhoutbosch, while future expansion has also been earmarked for Mamelodi, Springs and Atteridgeville. The plans include approximately 45km of tunnels, allowing the rail network to pass through densely developed urban areas while limiting disruption above ground.

From a business perspective, improved connectivity is about far more than shorter commuting times. Improvements in transport infrastructure often act as a catalyst for commercial and industrial development, increasing demand for office space, logistics facilities and retail centres around stations.

Several of the proposed stations are strategically positioned to support growing economic hubs. For example, the planned Lanseria Station will provide access to the airport and surrounding development precincts. Similarly, the Fourways, Sunninghill and Samrand stations will strengthen links between established business districts and rapidly expanding commercial areas in northern Gauteng.

In short, the Gautrain expansion has the potential to stimulate further private investment and create new opportunities for businesses looking to establish or expand their presence in the province.

Thousands of jobs and long-term economic growth

Beyond improving public transport, the Gautrain expansion is expected to deliver a significant economic boost, both during the construction phase and beyond. Independent Media reports that the R120 billion project is expected to create more than 125,000 jobs over the next five years.

The economic impact will extend far beyond direct job creation since large-scale infrastructure projects generate demand throughout the supply chain. This will create opportunities for contractors, material suppliers, equipment manufacturers and a wide range of support industries. Increased economic activity in new station precincts is also likely to encourage investment in commercial, retail and industrial developments. This, in turn, supports long-term employment and business growth.

Improving commuter mobility with new e-hailing services

In addition to extending the rail network, the Gautrain Management Agency has expressed an intention to launch its own app-based e-hailing service, known as Gau Express. This will help to solve one of the biggest barriers to public transport use: getting commuters to and from stations.

For businesses, this could serve to make the Gautrain network significantly more accessible. Employees would no longer be limited to areas served by Gautrain buses or rely solely on private vehicles.

From a broader perspective, the addition of Gau Express will create an important link in Gauteng’s shift towards integrated transport networks. Rail, buses and on-demand rides will create a cohesive solution that will appeal to more Gauteng residents.

Challenges that could influence the rollout

Delivering a project of this scale will not be without its challenges. Construction is set to take place over several years, which will require careful planning and ongoing coordination between government departments, municipalities and private sector partners. And perhaps most significantly of all, substantial funding will need to be available throughout the process.

Another critical consideration is how the proposed Gau Express e-hailing service will integrate into Gauteng’s existing public transport sphere. The introduction of any new transport service may ruffle feathers with the province’s minibus taxi industry, which remains the backbone of public transport for millions of South Africans. Meaningful stakeholder engagement and collaboration will be essential to ensure that the expanded network complements existing transport providers rather than creating competition.

While the Gautrain expansion will take years to complete, its long-term potential should not be ignored. From improved connectivity and job creation to new opportunities for commercial and industrial development, the project has the potential to reshape Gauteng’s economic landscape for decades to come. If you’re looking to buy or lease commercial or industrial property in Gauteng, 3Cube Property Solutions can help you identify the opportunities that will make a difference to your bottom line. Contact our team today to talk about your property requirements.

Big business commits to fixing Joburg

Johannesburg has long been regarded as South Africa’s economic powerhouse, but recent years have earned it a simultaneous reputation as the nation’s capital of infrastructure decline and service delivery challenges. Concerns around deteriorating roads, unreliable water and electricity supply, waste management failures and public safety have contributed to growing frustration.

In response, organised business has committed to partnering with the City of Johannesburg in an effort to address these challenges. This initiative is one of the most significant private sector commitments to improving municipal service delivery in recent years. Business leaders and city officials are working together to identify practical solutions and 3Cube Property Solutions takes a deep dive into what’s at stake and how the initiative could reshape the city’s future.

Why organised business is stepping in

In a recent interview with Moneyweb, Busi Mavuso, chief executive officer of Business Leadership South Africa (BLSA), explained why the business community is stepping in. She points out that Johannesburg is not just a local municipality in difficulty, but South Africa’s commercial capital and a major contributor to national GDP.

“70% of the head offices of this country are in the City of Joburg. It contributes about 16% to the national GDP and is the place where many investment decisions are made,” she points out. She adds that, given the threat of electricity supply suspension and the city’s infrastructure renewal backlog, the problem has become a national economic crisis.

In short, Mavuso, together with the initiative’s other proponents, argue that Johannesburg’s challenges have escalated to the point where coordinated action is required.

The strategy behind the city’s turnaround

With local elections on the horizon in November, organised business has committed to making private sector resources available for “a programme of structured support” for Joburg’s recovery – but there’s a catch. According to a BLSA statement, this support is conditional on having “a counterparty capable of governing scrupulously, delivering for the city and being held to account”.

In the same BLSA statement, we are told that business leaders are already engaged. They are funding support to government departments, contributing to infrastructure repair and addressing local problems. “These efforts are real but fragmented,” states the report. “We want to systematise, coordinate and scale them.”

The impact of improved service delivery on commercial, industrial and retail property values

According to a blog post recently published by Real Estate Investor, businesses (and by association commercial property investors) increasingly favour reliable utilities, stable municipal governance, good transport access and secure environments. Similarly, the industrial sector is becoming increasingly sensitive to logistics efficiency, road infrastructure quality, electricity reliability and municipal responsiveness.

With these factors being viewed as just as important as the location itself, it stands to reason that if the public/private partnership is successful, commercial, industrial and retail property values in Gauteng could grow from strength to strength.

Following on from this, improved municipal performance is also likely to help attract new investment into the city. Well-maintained infrastructure and effective local governance are indicators of long-term stability and growth potential, as has been seen in the Western Cape. Greater demand and constrained supply are likely to place upward pressure on business real estate prices in Gauteng.

Potential challenges to the partnership’s success

While the partnership has been widely welcomed, its success will depend on its ability to overcome several significant challenges. Addressing years of infrastructure deterioration and service delivery failures will require substantial financial resources, technical expertise and ongoing commitment from all parties involved. Differing priorities, changes in political leadership and administrative hurdles could all affect the pace of implementation.

A further key consideration will be ensuring that sufficient funding and resources are available to support long-term projects.

The partnership between organised business and the City of Johannesburg is an ambitious attempt to address some of the city’s most pressing challenges. While the road ahead has many potential hurdles, the intervention highlights the value of sustained public/private collaboration. For investors, property owners and businesses, the progress of this initiative will be worth watching closely, as its results are likely to have a direct impact on property market performance.
How global conflict could keep interest rates higher for longer

When conflicts break out around the world, their impact extends far beyond the countries directly involved. Although events in the Middle East and Eastern Europe may seem distant, their effects are felt locally, most recently through the Monetary Policy Committee’s May decision to raise the repo rate by 25 basis points. This change leads to higher borrowing costs and increased pressure on both businesses and households. 3Cube Property Solutions examines today’s interconnected global economy and the impact of war on financial markets and interest rates.

How wars affect the global economy

Global conflicts tend to have a significant impact on economies around the world, even in countries not directly involved. One of the biggest concerns is often around disruptions to trade routes and supply chains, as has recently happened with shipping through the Strait of Hormuz. Such bottlenecks make it more difficult and expensive to move goods across international borders – which naturally leads to higher costs.

Conflict in key oil-producing regions is particularly significant. Higher oil prices mean more than increased transportation and manufacturing expenses: they contribute to broader inflationary pressures. As inflation rises, central banks often respond by increasing interest rates in an effort to control price growth.

At the same time, wars create uncertainty in financial markets. Investors become more cautious and businesses may be inclined to delay expansion plans until conditions stabilise.

In a blog post recently published by the International Monetary Fund, writers point out that while wars can shape the global economy in various ways, “all roads lead to higher prices and slower growth”. The blog explains that while short conflicts may escalate oil and gas prices before markets adjust, a longer war could keep energy expensive and put a massive strain on countries that rely on imports. There’s also a third scenario, in which tensions linger and energy (and likely interest rates) remain elevated in a climate of long-term uncertainty.

What higher interest rates mean for businesses

If interest rates remain elevated for an extended period, businesses tend to feel the pinch long before consumers do. Higher borrowing costs play a critical role in determining whether a project is financially viable. Rising interest rates can also reduce profit margins and lead to delays or cancellations of planned developments.

For businesses that rely on credit facilities to manage cash flow, rising interest rates can cause additional pressure. Higher monthly repayments mean a larger portion of revenue is directed towards servicing debt rather than funding growth initiatives. At the same time, operating expenses may already be under strain from higher fuel and transport costs linked to global instability.

Periods of higher interest rates highlight the importance of sound financial planning, careful risk management and strategic decision-making. Businesses that maintain healthy cash reserves and manage debt effectively are generally better positioned to navigate uncertain economic conditions and take advantage when market confidence returns.

The impact of higher interest rates on consumers

While businesses face higher operating and borrowing costs, consumers often experience the effects of rising interest rates just as acutely. Higher interest rates mean higher repayments on home loans, vehicle finance and other forms of debt, leaving many households with less disposable income at the end of the month. This pressure is often compounded by rising living costs, with food and fuel prices rising concurrently.

The residential property market is particularly sensitive to interest rate movements. As borrowing becomes more expensive, demand in certain segments typically slows down.

Global conflicts may seem far removed from daily life in South Africa, but their economic effects can ripple across continents and into local markets. Understanding how international events influence inflation, interest rates and property trends can help businesses make informed decisions during periods of uncertainty.

Whether you’re looking to buy, lease or sell commercial or industrial property in this economic climate, having the right advice can make all the difference. Contact 3Cube Property Solutions to discuss opportunities in Gauteng or the Western Cape and discover how our experienced team can help you achieve your property objectives in a changing economic environment.

While she has both an active fan base and loud critics, Helen Zille is certainly a politician who knows how to make a stir. Her mayoral campaign has seen her snorkelling in potholes, playing tennis in weed-covered public spaces and kayaking down a flooded road in Soweto. However, the real question on Gauteng’s mind is this: can new leadership lead to a reversal of the city’s urban decay? 3Cube Property Solutions looks at how change to Gauteng’s political landscape could impact businesses in the province.

Johannesburg’s infrastructure and service delivery challenges

The infrastructure challenges in Joburg and the persisting service delivery problems are well documented. These issues, including potholes, broken traffic lights, water outages, electricity disruptions and delayed municipal maintenance, have increasingly affected productivity, operating costs and investor confidence. Businesses operating in Gauteng are thus paying close attention to any political shift that could come about after the 2026 municipal elections.

Supporters of Helen Zille argue that her governance track record in the Western Cape suggests a strong focus on maintenance and administrative oversight. However, critics point out that Johannesburg’s service delivery backlogs are deeply entrenched and the city presents broader challenges than those she faced in the Western Cape.

Regardless of who ultimately governs the city, improving service delivery is critical to Gauteng’s long-term economic competitiveness.

What leadership changes could mean for business – and the commercial/industrial real estate market

Political leadership changes can have a direct impact on businesses and the province’s property sector. In a more positive environment, companies are more likely to expand, relocate or invest in new premises. Improved governance and stronger municipal management in Johannesburg could encourage upgrades to logistics corridors, industrial nodes and business districts. On the other hand, continued uncertainty or political stagnation is likely to cause decision-makers to adopt a wait-and-see approach, delaying development projects and leasing decisions.

Whether she’s viewed as a reformer or a polarising political figure, Zille’s campaign has once again placed the spotlight firmly on Joburg infrastructure and the role that fresh leadership could play in shaping the city’s future direction.

Investor confidence and economic impact

Investor confidence is often influenced by how effectively political leaders are perceived to manage economic challenges, infrastructure and municipal governance. Helen Zille’s supporters argue that her reputation for administrative oversight and fiscal management could help restore confidence among businesses and investors. Critics, however, caution that political leadership alone cannot quickly reverse years of infrastructure strain, service delivery failures and economic pressure in Gauteng.

For her part, Zille has set herself an ambitious goal for her first 100 days if she is elected mayor: she plans to use this time to bring stability to the city’s finances. According to Moneyweb, there is a special task team within Treasury to bring order to Joburg’s finances. Zille states that her first action as mayor would be to contact finance minister Enoch Godongwana to ask him to send his task team.

Critics have already voiced doubt in Zille’s ability to stabilise the city’s finances so quickly. Independent Media quotes local government expert Professor Purshottama Sivanarain Reddy, who refers to Zille’s ambition of stabilising the city’s finances in three months as “an impossible task”. According to Reddy, Zille’s first step will be to go in as an executive municipal functionary, familiarising herself with the internal culture and modus operandi. In Reddy’s opinion, it could take up to two years, rather than three months, to rectify the City of Johannesburg’s finances.

Whether Helen Zille ultimately succeeds in her mayoral ambitions or not, one thing is clear: Gauteng’s business community is hungry for stability, reliable infrastructure and stronger municipal performance. In short, new leadership – be it Helen Zille or anyone else – is unlikely to automatically restore confidence, but visible improvements in governance, service delivery and financial management could go a long way towards rebuilding trust among businesses, investors and property stakeholders over time.

As Gauteng’s property market continues to evolve, businesses need to remain adaptable and strategic in their property decisions. Whether you’re looking to buy, sell or lease commercial or industrial property in Gauteng, 3Cube Property Solutions can help you navigate the market. Contact the team today to discuss your business needs.

The fuel price surge and what it means for South African businesses

The sharp rise in fuel prices is not just a concern for motorists. It has become a major economic pressure point for businesses across South Africa. As geopolitical tensions in the Middle East continue to disrupt global oil markets and threaten critical shipping routes, local companies are finding themselves exposed to rapidly increasing transport, logistics and operating costs. 3Cube Property Solutions examines the impact on South African commerce and industry – and looks at what can be done to mitigate the effects.

Rapidly escalating prices across the board

As every business owner (and everyone who owns a vehicle) is acutely aware, petrol prices in South Africa have skyrocketed in April and May, in light of tensions in the Middle East and threats to shipping through the Strait of Hormuz. To be precise, petrol has risen by more than R6.33 per litre and diesel by over R13.50 per litre, with no clear end in sight to the conflict.

What does this mean for South African businesses?

These increases feed directly into operating costs, affecting everything from production and distribution to day-to-day business activities. Higher fuel prices have far-reaching implications for South Africa’s economy, driving up logistics, wholesale distribution and retail supply costs in a country heavily reliant on road freight. As transport expenses climb, businesses are being forced to absorb higher costs across nearly every stage of the supply chain, from sourcing raw materials to delivering finished products to customers.

For many companies, this creates a difficult balancing act. Absorbing the additional costs places pressure on already tight profit margins, while passing those costs on to consumers risks reducing demand in an already strained economic environment. Smaller businesses are particularly vulnerable, as they often lack the financial flexibility, buying power or operational scale needed to cushion against sudden increases in fuel and transport expenses.

A significant impact for SMEs

Small and medium-sized enterprises (SMEs) are likely to feel the pressure most acutely. Unlike larger corporations, many SMEs operate with limited cash reserves and tighter margins, leaving little room to absorb ongoing fuel-related increases. Rising transport and commuting costs can affect staffing, deliveries and supplier relationships, while fluctuating operational expenses make budgeting and long-term planning more difficult. In some cases, businesses may be forced to delay expansion plans, reduce operating hours or reconsider pricing strategies to remain sustainable.

Why is South Africa so vulnerable to global energy crises?

According to an article penned by Hasina Kathrada for The Mail & Guardian, our vulnerability starts with the fact that we import most of our crude oil. As a net oil importer, we import more than 20 billion litres of crude oil and refined petroleum products each year – all paid for in US dollars. Adding to this, while nearly half of our crude oil imports come from Nigeria, the rest is sourced from Middle Eastern producers like Saudi Arabia. This places us in a particularly vulnerable position to disruptions around the hotly contested Strait of Hormuz.

Piling on another layer of tension is the fact that several South African oil refineries have ceased operations over the past ten years, leaving us heavily reliant on importing refined fuels. These refined products come from countries like Oman, Kuwait, Bahrain and Saudi Arabia – all of which are impacted by the current geopolitical tensions.

Companies across many industries feeling the hit

Eyewitness News quotes an interview with Dr Eric Levenstein, head of insolvency and business rescue at Werkman’s Attorneys. According to Levenstein, the increasing pressure of higher fuel bills and higher working capital needed for operations is a trigger for potential financial stress. “Bulk purchases of fuel are going to become more and more expensive for freight and logistics companies, and that’s just going to have a knock-on effect on the ability to trade.”

An opportunity to rethink and adapt

In a piece published by Logistics News, Marcus Ellappan, overland logistics director at Bidvest International Logistics, points out that the real risk lies not in the fuel price, but in how businesses respond to it. He advises decision makers to adopt a strategic approach by reviewing transport routes, consolidating shipments and evaluating distribution networks to minimise distance to market.

Over the years, companies have taken various proactive steps to overcome fuel price hikes. In 2023, Takealot started transitioning to battery-electric trucks to cut emissions and operating expenses. Similarly, in 2025, The Clicks Group and United Pharmaceutical Distributors introduced South Africa’s first fleet of pharma-compliant electric vehicles.

Data-driven fleet management and route optimisation is another avenue making a massive difference for some companies. Tied to this, fleet operators are increasingly studying route density, payloads and stop-start patterns to determine where EV adoption makes the most economic sense.

According to Nelson Teixeira, managing director of operations for Sub-Saharan Africa at FedEx, companies are building flexibility into their supply chains by developing alternative routes and sourcing options. As he told Logistics Business Africa, companies are increasingly diversifying suppliers and strengthening regional networks to reduce dependence on single routes or distant markets.

The current fuel price surge is a reminder of how interconnected global events and local business realities have become. For South African companies, rising fuels costs are no longer an occasional disruption but an ongoing operational risk. Businesses that respond proactively by improving efficiency, strengthening supply chain resilience and making smarter operational decisions will be better positioned to navigate volatility.

In an environment where operating costs and supply chain pressures are constantly shifting, strategic property decisions matter more than ever. If your business needs a home in Gauteng or Cape Town, get in touch with 3Cube Property Solutions.

How higher costs are reshaping Cape Town’s residential property market

If you happened to buy a residential property in Cape Town in 2021 or 2022, you should not be surprised to learn that its growth in value has already hit seven digits. However, it’s not just property values that are rising sharply: municipal bills and rates are following suit and Cape Town homeowners (especially those who bought their properties for more affordable prices in years gone by) are struggling to keep up. 3Cube Property Solutions considers Cape Town’s increasingly contentious rates, their impact on homeownership and their possible contribution to reverse semigration.

A perfect storm of rising valuations versus rising costs

As Cape Town’s property market has surged, so too has the baseline used to calculate how much homeowners owe the city every month. This places significant financial pressure on homeowners, because while the value of their property has increased, their paycheque may not have followed suit. According to Infrastructure News, the average valuation increase for Cape Town residential properties is 17%. However, many households are reporting increases of between 25% and 140%.

The City of Cape Town offers rates rebates and indigent relief as part of its “basket of benefits” – but this is only applicable to a narrow subset of households. Most Cape Town homeowners are simply expected to dig deeper into their pockets. In the case of buy-to-let investors, these added costs are often passed on to tenants, exacerbating the pre-existing problem of eye-watering rental prices in Cape Town.

Fixed charges added to the mix

Daily Maverick points out that over and above soaring municipal bills, Cape Town homeowners must contend with various fixed charges that didn’t exist a decade ago. To establish whether Capetonians’ indignation was righteous, the Daily Maverick asked readers to send in copies of municipal bills from 2015/16 and 2025/26. An analysis of samples received, from a Claremont flat to homes in Woodstock and Constantia, revealed that none of these suburbs have been spared these increases.

Over and above the rates increase, new charges have been introduced, including a city-wide cleaning levy, fixed water and sewerage charges and an electricity home usage charge. However, in response to the Daily Maverick’s assertions, the City of Cape Town has argued that these charges are not new — they are simply being billed differently.

In either case, Cape Town’s homeowners across the board are having to dig deeper into their pockets to pay the various costs associated with homeownership.

Is this contributing to reverse semigration?

For years, Cape Town has been the poster child of semigration, attracting buyers from across South Africa and beyond because of its enviable lifestyle, good governance and reliable service delivery. This demand, coupled with digital nomads, has played a major role in driving property prices upward.

It’s no coincidence that BusinessTech has reported that an increasing number of households are returning to inland provinces like Gauteng. The article cites data from the Absa Homeowners Sentiment Index for the fourth quarter of 2025, revealing that sentiment about buying property increased among inland respondents while remaining unchanged among their coastal counterparts. Tellingly, sentiment around selling property declined in inland areas, while coastal regions recorded an increase.

According to residential property experts, those relocating to Gauteng are citing better job opportunities and lower property prices as primary reasons for leaving the coast.

The impact on commercial and industrial properties

As 3Cube Property Solutions previously reported, as businesses and workforce activity reconsolidate in Gauteng, the demand for business premises grows.

In the aftermath of the COVID-19 pandemic, many South Africans were working from home and took advantage of this newfound freedom to relocate to other parts of the country – most commonly Cape Town and the scenic towns of the Western Cape. Fast forward five years, and formalised return-to-office mandates have driven many people back to the economic hubs of Johannesburg and Pretoria. 3Cube Property Solutions shines the spotlight on reverse semigration and its impact on Gauteng’s commercial and industrial real estate.

Back to the office means back to Gauteng

Johannesburg’s role as South Africa’s economic heartland cannot be ignored. It is home not only to the Johannesburg Stock Exchange, but also to the head offices of major banks, legal firms and consultancies. According to BusinessTech, more than 70% of South Africa’s businesses are Johannesburg-based, which makes it the natural home for a majority of workers across all sectors. Daily Investor reports that large-scale employers like Vodacom and Nedbank have formalised their return-to-office mandates, which has necessitated many moves back to Gauteng.

The result is that after several years of elevated vacancies, driven by remote work and corporate downsizing, commercial property in key nodes like Sandton, Rosebank, Midrand and parts of Pretoria is showing robust progress.

Back-to-office mandates aren’t the only factor drawing people to Gauteng. According to a Real Economy Bulletin published in 2024, Gauteng is the country’s largest economy, accounting for 33.1% of South Africa’s GDP that year. A CareerJunction Employment Insights Report echoes this sentiment, stating unequivocally that Gauteng is the province with the highest economic activity – and South Africa’s most attractive salaries. According to this report, Gauteng remains South Africa’s employment hub, with over 52% of all job offers emanating from here.

Semigration impact: Rise in rental demand for residential and commercial properties

The result of Gauteng’s blend of opportunities and back-to-the-office policies is a rise in rental demand for commercial properties, which is concentrated in Johannesburg’s commercial centres, including Sandton, Rosebank and Midrand. There is a concurrent demand for residential properties in sought-after areas like Sandton and Waterfall.

The demand for Johannesburg office space is driven not only by local companies, but also their international counterparts. Thanks to events like the G20 summit, together with agreements like the African Continental Free Trade Area, Johannesburg is in the limelight.

Mixed developments are also gaining traction. By integrating office, retail and residential components, these developments align with evolving tenant preferences for convenience, accessibility and lifestyle integration. Many residents returning to Gauteng want short commutes and easy access to shops, gyms and restaurants, making living and working in a mixed development an alluring opportunity.

Industrial property gains stemming from reverse semigration

As businesses and workforce activity reconsolidate in Gauteng, there’s a natural concurrent demand for logistics, warehousing and light industrial space. This growth is further supported by the expansion of e-commerce and the need for efficient supply chain infrastructure. As far back as 2024, Rand Merchant Bank was projecting a jaw-dropping 150% surge in ecommerce transactions and many businesses are actively investing in their online presence. More online sales translates into greater warehouse demand.

Reverse semigration is reshaping Gauteng’s property market. Professionals and businesses are returning inland, driving demand for premium office and industrial space across Gauteng. If your business needs commercial, industrial or retail space in Gauteng, get in touch with 3Cube Property Solutions.
